Vigilant Inspection offers a wide range of services. Here are summaries of our core services, but if there is something else you need that isn't listed here, please inquire. There is a good chance we can accommodate, or help you find someone who can.
Residential Inspections

We inspect single-family homes, multi-family homes, and townhomes in accordance with the ASHI standard of practice. We perform pre-listing inspections as well as buyers' inspections. For clients that have been living in their home for a few years and want to have an update on the "health" of their residence, we can also do "maintenance" inspections, which is identical to buyer/seller inspections, except there is no transaction of the home. All residential inspections include roof and chimney at no additional charge.
Termite and WDO Inspection Scheduling

We have a trusted network of licensed termite and wood destroying organisms (WDO) inspectors that we work alongside to ensure that you have a COMPLETE understanding of the health of your home during your transaction. We coordinate scheduling to align my inspection day/time with that of the termite inspector to save you time and hassle.
Commercial Inspections

We provide commercial inspections of all kinds in accordance with client needs. Our default methodology is to follow the ASTM E2018 standard for Property Condition Assessments and Reports. Due to the nature of commercial inspections, all jobs require a custom quote, and we will need to ask the client questions to define the scope of work.
Drone Roof Inspections

In some cases, clients may need a standalone roof inspection. We are happy to accommodate these requests. When it is unsafe to walk the roof, or if there is risk of damage to the roofing materials, we are FAA Part 107 certified for use of drones for commercial purposes. We will inspect your roof using our DJI drone, which generates high resolution photos. Cracked tiles or other small features are no problem to detect using this methodology.
Insurance Inspections

The insurance industry is changing rapidly! In some cases, insurance carriers may require their clients to have inspection reports to provide additional information to underwriters before new policies can be issued, or existing policies can be renewed. Sometimes, these reports are called "four-point" inspections where the focus is on the electrical, HVAC, plumbing, and roof. Other times, the insurance provider may just want to check discrete items, e.g. presence of a gas seismic shut-off valve.
Interior Condo Inspections

Condo inspections are a sub-specialty of residential inspections. There are some limitations for condo inspections that will be enumerated in your report. We don't generally inspect the roof for condos, since the HOA usually has oversight on roof issues. We will enter the attic and take a look at the roof structure from the inside for top level units. Also, common areas are not inspected, again because the HOA has oversight. You will get a full interior inspection including any dedicated garage and/or parking areas.
