My Home Inspection Process

I subscribe to the ASHI Standard of Practice for all home inspections, and I adhere to the ASHI Code of Ethics.  I inspect the subject property for function and safety.  Each inspection includes: Roof, chimney, structure, foundation, and crawlspace with same-day report issuance.

A home inspection generally takes about 3 hours and is a limited visual inspection of readily accessible installed components and systems in a home.  When you hire me, I will encourage you to attend the home inspection, and as we proceed through the home, I will explain to you in greater detail how the ASHI Standard of Practice impacts what I do, and what I don't do.  At the conclusion of the inspection, I will review with you the significant findings in person and answer any questions you may have at that time. 

 

On the day of the inspection, you will receive a concise, web-based report (along with printable .pdf version) with relevant photos and/or videos using state of the art Spectora reporting software that describes:

  1. "Those systems and components inspected that, in the professional judgment of the inspector, are not functioning properly, significantly deficient, unsafe, or are near the end of their service lives."

  2. "Recommendations to correct, or monitor for future correction, the deficiencies reported in (1) or items needing further evaluation." (The inspector is not required to determine methods, materials, or costs of corrections.)

  3. "Reasoning or explanation as to the nature of the deficiencies reported that are not self-evident."

  4. "Those systems and components designated for inspection in this Standard that were present at the time of the home inspection but were not inspected and the reason(s) they were not inspected."

Step 2. Use my online scheduler to book the inspection

When you're ready to proceed, use my Spectora scheduler to set up your appointment and complete pre-inspection tasks which include signing the contract and issuing payment for the inspection.  The inspection fee will automatically be calculated.

Step 3. Meet with me on site on the day of inspection

You'll get the most out of your inspection if you are present.  You're welcome to bring your agent, your partner, your friend, or whoever you'd like to be present. It is best if young children do not attend.

Step 4. Receive your report and complete follow-up Q&A

I'll likely need some time after the inspection in my office to make your report perfect, but if there are specific time-sensitivities, please let me know!  My goal is same-day report issuance.
